LGIM launches first South London ‘Capsule’ plug and play office at Crayfields Park
Legal & General Investment Management (“LGIM”) announces today, on behalf of its Real Assets platform, the launch of a fully-fitted office product at Crayfields Park, the 22-acre mixed-use scheme providing quality office and industrial space in Orpington.
Capsule is LGIM’s bespoke, work-ready office space, bringing together the key elements required for a modern, collaborative working environment. The Crayfields Park Capsule suite comprises 1,866 sq ft, designed to a high standard with flexibility to incorporate several workstations, executive offices, meeting rooms, and break-out areas. It includes a kitchen and allocated parking is also provided, with staff able to use the brand-new cycle storage and shower facilities, which are due to be built in the coming months.
Andrew Mercer, Office Sector Lead, LGIM Real Assets, added: “We believe Capsule continues to be a great investment from LGIM, particularly because of its benefits for smaller, emerging businesses that need flexibility and a ready-to-go product. Its success is because we haven’t sacrificed quality – these are high-spec offices with proper consideration for ESG and staff wellness – and we hope our Crayfields Park occupier will be proud of their workplace, with a lease and fit-out custom designed to their needs.”
Crayfields Park is strategically located in Orpington’s Cray Valley, operating as a gateway between Kent and London. The new Capsule operator will join over 210,000 sq ft of office and industrial occupiers at the site, benefitting from its thriving commercial community and excellent transport links.
Nigel Marsden, Senior Asset Manager, LGIM Real Assets, commented: “Crayfields Park is evolving; we are creating a great environment for our existing businesses, and a more welcoming one for the local community. The new Capsule is very much part of that, with our investment in the product geared towards helping a business that needs a high-spec workplace to extend its reach, but might not have the capital or set-up to easily go into a more traditional office.”
This news comes as LGIM has announced the appointment of a new Community and Estate Manager at Crayfields Park. Local resident, campaigner, and entrepreneur Andy Wilson has taken the role, and will provide bespoke support to the businesses on site, while managing stakeholder relationships with its surrounding community.
Linays Commercial Property and Altus Group represent LGIM for office leasing on this asset.
